Tetherow is the master-planned golf community on Bend’s southwest side — anchored by a David McLay Kidd 18-hole course, a small luxury hotel, restaurants, fitness amenities, and roughly 700 single-family lots developed since 2007. Homes are mostly modern, built to a consistent design palette with significant Cascade views from much of the community. Tetherow buyers are usually trading walkable urban density for amenity-rich resort living. It’s the only Bend neighborhood where you can walk from your home to a pro shop, then to a mid-shelf restaurant, then to a pool, all without driving.

Do you have to play golf to live at Tetherow?
No — golf membership at Tetherow is not required for residents. The course is semi-private and offers public play access plus various membership tiers for residents and non-residents. Many Tetherow homeowners don’t golf at all and live in the community for the amenities, design consistency, views, and proximity to Mt. Bachelor. That said, the community culture skews toward golfers and outdoor athletes — most residents use the course at some level. The hotel, restaurants, and fitness center are open to all residents regardless of golf membership.
What’s the HOA like at Tetherow?
Tetherow has a more active and structured HOA than most Bend neighborhoods. Monthly dues typically run $200–500+ depending on the specific sub-area and what’s included. The HOA covers common-area maintenance (extensive landscaping, paths, signage), architectural review, and various community functions. It does NOT include golf membership or amenity-center access, which are separate. Compared to NWX’s modest HOA, Tetherow’s is meaningfully more expensive but provides more services. How close is Tetherow to Mt. Bachelor?
Tetherow is the closest residential community in Bend to Mt. Bachelor — about 22 miles southwest, roughly 22–28 minutes drive depending on snow and traffic. The Cascade Lakes Highway runs directly past the community, providing fast access to the mountain. This proximity is one of the major draws for serious skiers, snowboarders, and Mt. Bachelor Sports Education Foundation (MBSEF) families. The Mt. Bachelor express bus has a stop near Tetherow during ski season. For buyers prioritizing ski access above all else, Tetherow ranks at the top alongside the westernmost parts of NWX.
Are there short-term rentals allowed at Tetherow?
Tetherow’s STR rules are a complicated mix of city ordinance, HOA covenants, and Tetherow’s own rental program. The community has historically allowed STRs in certain sub-areas with proper permitting, often through Tetherow’s own rental management arm. Rules have tightened over time as the city’s STR ordinance has evolved. If you’re considering Tetherow as an STR investment, work with an agent who knows the current rules for the specific sub-area and home you’re targeting — generalizations don’t work here. Is Tetherow family-friendly?

Families who pick Tetherow tend to value the amenities — pool access in summer, paths for biking, the restaurant for date nights. Families with very young kids who want maximum kid-density usually choose NWX over Tetherow.
Can I find new construction at Tetherow?
Yes — Tetherow is still actively building out, with new construction available from custom builders working within the community’s design palette. Standard timelines run 12–18 months from lot purchase to move-in for custom builds. Spec homes from production-oriented Tetherow builders also come online periodically. How does Tetherow compare to Sunriver?
Tetherow and Sunriver are both planned amenity-rich communities but they’re meaningfully different products. Tetherow is in Bend (within city limits, 8 minutes to downtown), denser lots, modern architecture, primary-residence focused, golf-amenity-anchored. Sunriver is 17 miles south of Bend, much larger (3,300+ acres), older (since 1968), more cabin-and-resort character, vacation-rental dominant (much of Sunriver functions as rental inventory). Tetherow buyers are usually living in Bend; Sunriver buyers are often weekend-and-vacation owners. Both work for second-home buyers, but the lifestyle and management implications differ.
